Results Worth Fighting For
When I look back on this year, I don't just see court cases, legislative debates or regulatory challenges. I see what can happen when an industry refuses to accept that this is just the way things are.
Housing in Michigan remains at a critical point. Families continue to be priced out of the housing market, builders face increasing costs and unnecessary delays, and every new regulation has the potential to push homeownership further out of reach. These challenges did not develop overnight and they won't be solved overnight.
Despite the obstacles, I remain confident knowing our association and its members continue to drive our mission forward. The simple reality is that when our members invest their time, talent and resources in our association, our industry perseveres.
This year alone, your support has helped HBAM secure significant victories for housing in Michigan. We secured a landmark victory in our permit fee lawsuit against the City of Troy; we successfully challenged the City of Owosso's excessive tap-in fees, helping the city’s builders and developers recover thousands of dollars per home; our advocacy led the MPSC to replace Consumers Energy’s $1,300 flat electric connection fee with a $9.93-per-foot charge, saving $1,000 per home; and we continue to defend our industry in ongoing litigation involving building codes, residential fire sprinklers and other regulatory issues that affect the cost of housing.
These victories are the direct result of our members investing in this association.
Legal action is rarely glamorous. Success isn't measured by headlines alone, but by the costs avoided, the unnecessary regulations prevented and the opportunities preserved for future homeowners. Many of the industry's biggest victories are the ones most people never realize could have gone the other way.
As you read this issue, I encourage you to look at the results of your investment. Every legal victory, every policy advancement and every conversation with decision-makers reflects the collective commitment of HBAM members who understand that our strongest voice is a united one.
The challenges ahead remain significant, but so is our resolve. Together, we have demonstrated what is possible when we invest in protecting the future of Michigan's housing industry.
That spirit of collaboration was also evident at this year's Summer Convention. It was encouraging to see so many members building new relationships and engaging with our association. Thank you to everyone who attended and helped make the event another great success.
